Scheduled APS Tree Trimming in the City of Phoenix Washes that run through MPRHOA

Please note the Arizona Public Service (APS) will be working in some of the City of Phoenix drainage washes during the month of September 2014 pruning trees that pose potential liabilities under and around APS high voltage electrical power lines. APS indicated there are about 20 trees that are being addressed and only pruning will be taking place, no tree removals at this time have been determined. MPRHOA Arborist Michael Underwood will be working in tandem with APS to oversee that trees are pruned in the most professional manner to keep a natural look, however MPRHOA cannot obstruct or dictate to APS what trees can be pruned and what trees cannot be pruned and/or removed. Interference by MPRHOA could open up MPRHOA to potential lawsuits and fines, and our goal is for the safety of the community to come first, and to allow APS to create a safe environment on their property easement that runs through our association. TREE TRIMMING MAP NOW AVAILABLE ON SRPNET.COM

In order to provide safe and reliable service, SRP periodically prunes or removes trees that are near power lines. Arizona grants SRP the authority to maintain the electric system, which allows SRP to clear vegetation away from overhead power lines and equipment.

You can now view a map at srpnet.com/treetrim that shows if SRP will be conducting tree-trimming activities in your area. You can also get answers to frequently asked questions, watch a video of SRP's tree-trimming efforts and get tree planting advice.

Friday, July 19, 2013 - Monsoon Storm Updates:

  • Thanks to everyone for your patience and understanding with our maintenance and landscaping teams removing downed trees and other debris from common areas, roadways, sidewalks, and individual's property.  
  • We set up a “hot line” (480-704-5000) at the HOA office for homeowners to contact us for assistance.  Please do not hesitate to call, leave a message, send an email, etc., we will respond to everyone. 
  • Once we receive communication from you regarding a downed tree, or other storm damage caused by HOA property, your name, address, and telephone number are taken, and address information is immediately sent to our work crews to address.  Once they are finished with their work order, the office is made aware and a return telephone call is made back to you as a follow up to make certain all work was performed and further issues mitigated.
  • Iron railings (view fences) and party walls that sustained damage from common area HOA trees will be repaired in a timely manner.  We are currently doing temporary “board ups” on iron rails and party walls that were damaged in an effort to protect and secure property.  Please contact us if we have not addressed any issues.
  • Crews will be working this weekend (7-20-13) to continue efforts on cleaning debris. 
  • Please be careful walking under any tree, as loose tree limbs and other debris disturbed by the storm may still be a hazard.  We are inspecting each tree now for safety concerns, but it is recommended you avoid being underneath any tree until further notice.
  • Thank you all again for your patience and understanding during this time.  We will work diligently to get everything back to normal for the safety and security of our members.

CRITICAL STORM ADVISORY

Our Ahwatukee was hit by a storm of incredible force. And we responded with incredible action.

I have lived in the Ahwatukee Foothills for over 26 years and have not seen a storm create so much destruction. We are preparing our community for three more days of storms and here is critical information you need:

My office has established a direct link to the homeowners' associations in our community.

Starting on Monday July 22nd the City bulk trash will be started in our community. Green waste only please. This will last for 5 days.

The contact numbers for the city are:

  • Crime Stop – 602-262-6151 or 911
  • Public Works hotline – 602-262-7251. This number is for any hazard you see. It operates until 5 pm. All calls after 5 pm need to go to Crime Stop or 911.
  • Councilman Sal DiCiccio – 602-262-7491. Call my office for any concerns.

My office is organizing a volunteer help on Saturday and we will provide you details Thursday.

We have 16 trash bins out and will have a total of 30 by the end of the week. Here is the web site showing locations. Those locations will move to accommodate the next area of clean up.

Within 2 hours, 28 additional police units were deployed in the area.

100s of city staff worked threw the night to remove trees and debris to open up roadways impacted.

Many thanks to our fire department who worked with SRP to get the power back on in our community with such speed.

I am proud of the many volunteers who stepped up in this time of crisis.

To all Mountain Park Ranch Homeowners/Residents/Guest:

Monsoon Storm Updates

 

We are addressing all common area HOA trees, debris, view fences, party walls, etc., that are adversely affecting homeowner's property.  Please contact the HOA Office (480-704-5000) if trees, debris, view fences, party walls, etc., are damaged or encroaching on your property.  Be assured we will address all HOA items affecting your property.  We appreciate your patience.

 

Updates below on what your HOA is doing to manage the clean-up efforts and to assist and protect homeowners after the storm damage:

Tue 7/16/2013 12:39 PM

  • We now have over 30 workers cleaning and removing down trees and debris. 
  • All recreation centers have been cleaned, pools backwashed, furniture put back in order, and mechanicals all checked.
  • We rented a fence from American Fence Company and now have the pool area at recreation center one fenced and secured.
  • We brought in crane-trucks to remove trees off of homes, fences, and anywhere else a crane is needed. (please note the tree's on houses that we are removing are common area tree's not homeowner's trees)
  • Our Insurance Representative was re-notified and brought up to date on our cleanup protocol.  Insurance adjusters from Cincinnati Insurance should be contacting us soon to go over damages.
  • We started an insurance storm file and will put all pictures, telephone calls, dump fees, invoices, etc., to keep accurate records for insurance.
  • Mayor Stanton's office called at noon today and said they will add more City of Phoenix crews to assist our crews.  Michael Underwood from Paramount Landscaping is coordinating these efforts.
  • Office Staff (other than maintenance) have been busy stationed at the office fielding telephone calls, emails, and walk-ins, regarding the storm.  
  • We have visited many homeowners to discuss damage control and to direct them to their insurance companies for questions on damage to their property.
  • We will also be inspecting the complete property to address damaged party walls, erosion damage, etc.  This way we will have repair proposals ready for insurance to review.

We had a big storm and are taking action to get things addressed, thank you all for reading this email.

  • We are interacting with the City of Phoenix Police to get roads clear.
  • We called in another tree company (Valley Crest) to assist with cleanups.
  • Paramount has a dozen workers assisting with cleanups and we set up a command center at rec center one to keep in constant communication.
  • We are fielding all homeowner's calls/emails, etc., and re-affirming that work orders will be done timely to clean the debris.
  • Rec Center One (Ranch Circle South & Mountain Parkway) had a tree go thorough the fence and knocked down about 30 feet of the fence.  We have secured that subject pool area with temporary fencing and caution taped all over to keep people away and safe.  
  • The City of Phoenix has crews out cleaning the streets, medians, and other adverse areas, and their foreman told us they would be on-site first thing Tuesday morning with more crews to assist.
  • Joe Brooks and David Vasquez (our maintenance team) are cleaning up the recreation centers, and have also contacted some pool monitors to assist, and coordinating efforts with the tree crews.
  • We will have our landscape crews working as late as possible, and they will be back tomorrow morning first thing when we have light.
  • We have been driving the areas where flooding is prominent and have been talking with homeowners on any drainage concerns.
  • We are handling the most severe first, getting roads clear, and other liability issues as we become aware.
  • We will update the MPRHOA website in the morning with a “help line” to our office.
  • I will notify our MPRHOA insurance representative to update them on damage.

The Public Works Department is working diligently to assist residents who have been affected by the last night's monsoon.   We ask residents who need immediate assistance with cleanup to call our Customer Service hotline at 602-262-7251.   Please provide us a description of the storm damage in your area. We have already added more staff members to take your calls and provide assistance and information.

In addition, rolloff bins are being placed throughout the affected areas.  We encourage residents and their landscapers to place all green waste and place it in the bins.  Please note, these bins are only for green waste and no construction debris should be placed in the bins.  If you don't see a bin on your street, please let us know and we will work to place a container that is convenient for you and your neighbors.

So far, bins have been placed at the following locations:

  • 36th Place and Cedarwood Lane
  • 34th Drive and Cedarwood Lane
  • 32nd Place and Ashurst Drive
  • 32nd Place and Wildwood Drive

For the most up-to-date information on the City's efforts to clear storm debris, go to the City's website: http://phoenix.gov/publicworks/stormcleanup2013. This site has all the information you need, including the following: 

  1. The Customer Service number at the City is: 602-262-7251.

  2. Bulk trash pickup will begin Monday, 7/22/2013. 

  3. Storm debris should be placed at the curb for city pick-up, just like you would for the regular quarterly Bulk Trash Pick up. 

  4. Please only place plant debris from the storm at this time. Other debris should be placed at the regular Bulk Trash pick up date for your area. Check for the schedule at: http://phoenix.gov/publicworks/garbage/bulktrash/bulkschedule/index.html

  5. If by chance you miss the storm Bulk Trash collection, call the City's Customer Service number for additional pick-up.

  6. 30 dumpsters will be placed 7/27/2013.  Check the city website above to see where they have been placed in your area. They are to be used only for plant debris from the storm.

  7. If there are no dumpsters in your area by Friday, 7/19/2013, call the Customer Service Number above to order one. Call 911 after hours for all storm damage related problems.

STORM DAMAGE

This big storm took us all by surprise.  We have full landscape and maintenance crews working on the property addressing the most severe areas first, and moving around from there.  We are also working with the City of Phoenix, along with other Municipalities with our clean-up efforts. 

Since many trees still may have attached and broken branches, we recommend you walk around and away from under trees to avoid any safety issues.  If you or your neighbor(s) have trees down, party wall or other property damage, please work with each other to securitize any adverse areas, and work together as a team to remove debris.  Also check with your insurance companies for their advice.

Please contact the HOA Office if we can assist with anything.  We will get this all cleaned up, and actively pursue a replanting program after we access all damage.  We appreciate your patience during this time.

MPRHOA's Landscape Crews will be addressing common area tree damage, removing fallen trees, clearing roadways and sidewalks of debris.  Paramount will not be going onto anyone's property unless one of the common area trees have fallen.  They will remove the trees and debris.  Any damage to your property please report to your insurance company.

Annual 4th of July Children's Parade at Mountain Park Ranch

The community of Mountain Park Ranch is again sponsoring a Children's 4 th of July Parade.  All families are invited to join in on Thursday, July 04, 2013.  Come celebrate with Mountain Park Ranch family and friends.  We will be celebrating this historic day with a Parade and some fun and games for the entire community.

The Parade begins at 8am at the Foothills Baptist Church on Thunderhill Road and will follow Thunderhill east to the Park near Ray Road.   The Phoenix Fire Department will be on hand to lead the kids down Thunderhill.  Time is fast approaching to start decorating your bikes, trikes, wagons, scooters and electric kiddy cars with red, white and blue streamers and ribbons.  Making a small float could be a great neighborhood project to keep the kids busy.

A family celebration will follow the Parade, at Thunderhill Park, and end around 10:30 a.m.  The celebration will include a DJ, a superslide and other family activities.  There will be sno-cones, hot dogs and drinks for the entire family.  Best of all, there will be awards and prizes for best decorations and spirit.  Bring your cameras!

Mountain Park Ranch HOA – Fourth of July Parade – Success!

A big Thank You to all who participated in the Mountain Park Ranch HOA (MPRHOA) Annual Fourth of July Parade.  The welcomed cooler weather made the event more enjoyable, and the early morning start time beat out the rain.  We want to thank The City of Phoenix for providing Fire Department personnel, committee chairperson Andy Hayes for help organizing the event, Mike Opich for use again of his convertible, Don Hammer for taking hundreds of pictures, sponsors Madison Avenue Salon, CK's, Barros Pizza, Loco Patron, Outback Steakhouse, Spinato's Pizza, and Yoasis Yogurt , for donations and prizes for the kids, in addition to, MPRHOA maintenance personnel Joe Brooks and David Vasquez for cooking hundreds of hot dogs, Paramount Landscaping for donating staff to help with maintaining and keeping the area clean for all to enjoy, MPRHOA Pool Monitors who helped with all the water slides, games, and serving sno-cones, Slide & Bounce Around for all the inflatables, Figueroa DJ Service for great music, and especially a big thank you to the hundreds of homeowners and their families who participated and made this annual parade so worthwhile and a success.  We cannot thank you all enough for your help and support for our community.

4th of July 2011

 

A big Thank You to all who participated in the Mountain Park Ranch HOA (MPRHOA) 14 th Annual Fourth of July Parade.   We want to thank The City of Phoenix for providing Police and Fire Department personnel, the Arizona Rangers who came out to support us, MPRHOA homeowner Andy Hayes for chairing the event, Mike Opich for use of his BMW convertible, sponsors Loco Patron, Outback Steakhouse, Spinato's Pizza, Keller Williams/Fitch Group, and Yoasis Yogurt , for donations and prizes for the kids, in addition to, MPRHOA maintenance personnel Joe Brooks and David Vasquez for cooking hundreds of hot dogs next to a hot, hot grill, Paramount Landscaping for donating their staff to help with maintaining and keeping the area clean for all to enjoy, MPRHOA Pool Monitors who helped with all the water slides, games, and dishing out sno-cones keeping everyone cool on a very hot day, and especially a big thank you to the hundreds of homeowners and their families who participated and made this annual parade so worthwhile.  We cannot thank you all enough for your help and support for our community.

Recreation Center 1

   ( Ranch Circle South at Mountain Parkway )

Please note the pool area at Recreation Center 1 located on Ranch Circle South and Mountain Parkway will be closed from June 13 – June 18, 2011, for normal maintenance and repairs.  Items being addressed will include; pool deck repairs, bathroom painting, shower tile repairs, among other maintenance items.  This only pertains to the area inside the fencing.  The common areas including greenbelts, tennis courts, basketball, and children's play equipment will be open for your enjoyment.  We try to pick times of the year for maintenance that pose the least amount of interruption for our members.  The pools at the other two Recreation Centers located on Ranch Circle North and on Thunderhill near Ray Road will be open for your use during this time and the water should be warm.   We appreciate your understanding with the maintenance and improvements at this Recreation Center .   Please contact the Office at 480-704-5000 with any questions.

 

Annual Fourth of July Parade

Mountain Park Ranch HOA is again sponsoring a Children's Independence Day Parade on Monday morning, July 04, 2011.  All Mountain Park Ranch members and guest are invited to join in. 

The parade begins at 8:00 am at the Foothills Baptist Church on Thunderhill Road and Chandler Blvd.   The parade route will then follow Thunderhill Road east to the Recreation Center near Ray Road .  The City of Phoenix will close Thunderhill when the parade commences and will reopen it when the parade is completed.

A family celebration will follow the parade at the Recreation Center , and end around 11:00 am.  The celebration will include a DJ, inflatable slides, and other family activities, including hot dogs, sno-cones and drinks for the entire family.  Best of all, there will be awards and prizes for best bike decorations and spirit.  Get started soon decorating your bikes, trikes, wagons, scooters and electric kid cars with red, white and blue streamers and ribbons.  For more information please contact the Mountain Park Ranch Office at (480) 704-5000.

TENNIS COURT CLOSED FOR REPAIR

The tennis courts at recreation center 1, located at 15216 S. Ranch Circle, will be closed starting Monday, January 31, 2011 through February 6, 2011, for repairs.

Please utilize the other tennis courts at the recreation centers located on:

The Arizona Republic (AZR) newspaper ran an article on Aug. 29, 2010, about HOA's. Readers were told to ask their HOA the following questions regarding “How stable is your HOA”? With that in mind, we wanted to share with you the financial health of MPRHOA.

 

AZR: Experts offered a number of suggestions for determining the financial health of a homeowners association. HOAs must provide financial documents to current homeowners and prospective homebuyers.

MPRHOA: The financials are always posted on the MPRHOA website as soon as they are approved by the budget and finance committee and board of directors. You can reference the site by going to www.mtparkranch.org , or we can provide you with a copy.

AZR: Request the association's most recent annual financial statement. Check whether there was a cash surplus or shortfall at the end of the year, whether the HOA stuck to its original budget, and what percentage of assessments was delinquent.

MPRHOA: There was a nominal surplus of funds from operations at year-end 2009, and we are expecting the same for 2010. Please note also, there will be no increase in the assessment for next year (2011); the 2011 budget has been approved with the assessment remaining at $150 semi-annually or $300 for the year. In addition, financial statements are audited annually.

AZR: Did the HOA stick to its original budget?

MPRHOA: Yes, and the budget was never amended.

AZR: What percentage of assessments were delinquent?

MPRHOA: Unlike other HOA's in the news article with delinquencies over 20%, MPRHOA is less than 1.5% at the 12/31/09 year-end (audit) and the percentage remains about the same at 6/30/10.

AZR: Make sure the HOA has completed a reserve study, which assesses how much cash must be held in reserve to cover the community's long-term repair and replacement needs for critical infrastructure?

MPRHOA: Allocation to the MPRHOA Reserve Fund is included in the annual budgeting process. The 2009 Annual Audit is on our web site under Annual Audit – go to page 8 and the caption “Note 8. Future Major Repairs…” You will see we are over 100% funded in the Reserve Fund (which means we have and will continue to meet and exceed the requirements the reserve engineers recommend). You can feel confident that MPRHOA can well meet needs that arise without having to consider something like a special assessment. The last Reserve Study was in 2006 and an update is currently being completed.

AZR: Ask for the minutes from recent board meetings and review them to look for signs of a problem. HOAs do not have to provide minutes to prospective homebuyers but often will do so. Check for discussions about an upcoming special assessment or any other serious financial issues.

MPRHOA: Monthly Board minutes are published on our web site as soon as they are approved. The financial matters discussed are routine ones and there are no indications of special assessments or any adverse financial matters. MPRHOA is financially very sound.

The recreation center (pool area only) at Mountain Parkway & Ranch Circle South will be closed for additional pool repairs.  Maintenance Supervisor Joe Brooks found a water leak in one of the main pool lines and is working diligently with our pool contractors to repair the leak.  We apologize for this inconvenience and will have the pool back up in running order as soon as possible.   We will keep you updated on our efforts.  The other two pools at Ranch Circle North and Thunderhill near Ray Road are open for your convenience.

Mountain Park Ranch HOA is again sponsoring a Children's 4 th. of July Parade. All families are invited to join in. Come celebrate with Mountain Park Ranch family and friends. We will be celebrating this historic day with a Parade and some fun and games for the entire community.

The Parade date is Saturday, July 3, 2010, and begins at 8 am at the Foothills Baptist Church on Thunderhill Road and will follow Thunderhill east to the Park near Ray Road . The Phoenix Fire Department will be on hand to lead the kids down Thunderhill. Time will be approaching to start decorating your bikes, trikes, wagons, scooters and electric kiddy cars with red, white and blue streamers and ribbons. Making a small float could be a great neighborhood project to keep the kids busy.

A family celebration will follow the Parade, at Thunderhill Park , and end around 10:30 a.m. The celebration will include a DJ, a superslide, and other family activities. There will be sno-cones, hot dogs and drinks for the entire family. Best of all, there will be awards and prizes for best decorations and spirit. Bring your cameras!
