Annual 4th of July Children's Parade at Mountain Park Ranch

The community of Mountain Park Ranch is again sponsoring a Children's 4 th of July Parade.  All families are invited to join in on Thursday, July 04, 2013.  Come celebrate with Mountain Park Ranch family and friends.  We will be celebrating this historic day with a Parade and some fun and games for the entire community.

The Parade begins at 8am at the Foothills Baptist Church on Thunderhill Road and will follow Thunderhill east to the Park near Ray Road.   The Phoenix Fire Department will be on hand to lead the kids down Thunderhill.  Time is fast approaching to start decorating your bikes, trikes, wagons, scooters and electric kiddy cars with red, white and blue streamers and ribbons.  Making a small float could be a great neighborhood project to keep the kids busy.

A family celebration will follow the Parade, at Thunderhill Park, and end around 10:30 a.m.  The celebration will include a DJ, a superslide and other family activities.  There will be sno-cones, hot dogs and drinks for the entire family.  Best of all, there will be awards and prizes for best decorations and spirit.  Bring your cameras!

Mountain Park Ranch HOA – Fourth of July Parade – Success!

A big Thank You to all who participated in the Mountain Park Ranch HOA (MPRHOA) Annual Fourth of July Parade.  The welcomed cooler weather made the event more enjoyable, and the early morning start time beat out the rain.  We want to thank The City of Phoenix for providing Fire Department personnel, committee chairperson Andy Hayes for help organizing the event, Mike Opich for use again of his convertible, Don Hammer for taking hundreds of pictures, sponsors Madison Avenue Salon, CK's, Barros Pizza, Loco Patron, Outback Steakhouse, Spinato's Pizza, and Yoasis Yogurt , for donations and prizes for the kids, in addition to, MPRHOA maintenance personnel Joe Brooks and David Vasquez for cooking hundreds of hot dogs, Paramount Landscaping for donating staff to help with maintaining and keeping the area clean for all to enjoy, MPRHOA Pool Monitors who helped with all the water slides, games, and serving sno-cones, Slide & Bounce Around for all the inflatables, Figueroa DJ Service for great music, and especially a big thank you to the hundreds of homeowners and their families who participated and made this annual parade so worthwhile and a success.  We cannot thank you all enough for your help and support for our community.

4th of July 2011

 

A big Thank You to all who participated in the Mountain Park Ranch HOA (MPRHOA) 14 th Annual Fourth of July Parade.   We want to thank The City of Phoenix for providing Police and Fire Department personnel, the Arizona Rangers who came out to support us, MPRHOA homeowner Andy Hayes for chairing the event, Mike Opich for use of his BMW convertible, sponsors Loco Patron, Outback Steakhouse, Spinato's Pizza, Keller Williams/Fitch Group, and Yoasis Yogurt , for donations and prizes for the kids, in addition to, MPRHOA maintenance personnel Joe Brooks and David Vasquez for cooking hundreds of hot dogs next to a hot, hot grill, Paramount Landscaping for donating their staff to help with maintaining and keeping the area clean for all to enjoy, MPRHOA Pool Monitors who helped with all the water slides, games, and dishing out sno-cones keeping everyone cool on a very hot day, and especially a big thank you to the hundreds of homeowners and their families who participated and made this annual parade so worthwhile.  We cannot thank you all enough for your help and support for our community.

Red, White & Boom Community Fireworks Celebration

The Ahwatukee Chamber of Commerce is asking for donations for their annual Ahwatukee Fourth of July Fireworks event held on Sunday, July 3, 2011, at the Ahwatukee Country Club, 12432 S. 48th St. Phoenix , AZ 85044.  Gates open at 6pm, music starts at 6:30pm, fireworks at 9pm.  Please click on the link below to be re-directed to the Chambers website for more information .

Recreation Center 1

   ( Ranch Circle South at Mountain Parkway )

Please note the pool area at Recreation Center 1 located on Ranch Circle South and Mountain Parkway will be closed from June 13 – June 18, 2011, for normal maintenance and repairs.  Items being addressed will include; pool deck repairs, bathroom painting, shower tile repairs, among other maintenance items.  This only pertains to the area inside the fencing.  The common areas including greenbelts, tennis courts, basketball, and children's play equipment will be open for your enjoyment.  We try to pick times of the year for maintenance that pose the least amount of interruption for our members.  The pools at the other two Recreation Centers located on Ranch Circle North and on Thunderhill near Ray Road will be open for your use during this time and the water should be warm.   We appreciate your understanding with the maintenance and improvements at this Recreation Center .   Please contact the Office at 480-704-5000 with any questions.

 

Annual Fourth of July Parade

Mountain Park Ranch HOA is again sponsoring a Children's Independence Day Parade on Monday morning, July 04, 2011.  All Mountain Park Ranch members and guest are invited to join in. 

The parade begins at 8:00 am at the Foothills Baptist Church on Thunderhill Road and Chandler Blvd.   The parade route will then follow Thunderhill Road east to the Recreation Center near Ray Road .  The City of Phoenix will close Thunderhill when the parade commences and will reopen it when the parade is completed.

A family celebration will follow the parade at the Recreation Center , and end around 11:00 am.  The celebration will include a DJ, inflatable slides, and other family activities, including hot dogs, sno-cones and drinks for the entire family.  Best of all, there will be awards and prizes for best bike decorations and spirit.  Get started soon decorating your bikes, trikes, wagons, scooters and electric kid cars with red, white and blue streamers and ribbons.  For more information please contact the Mountain Park Ranch Office at (480) 704-5000.

Please note the pool area at the Thunderhill & Ray Road Recreation Center and the Ranch Circle North and 39 th Place Recreation Center will be closed starting March 8, 2011, for our annual pool deck and mechanical repairs and re-open in approx 7-10 days thereafter.

Recreation Center 1 (Ranch Circle South & Mountain Parkway) is open for your enjoyment during this time.

TENNIS COURT CLOSED FOR REPAIR

The tennis courts at recreation center 1, located at 15216 S. Ranch Circle, will be closed starting Monday, January 31, 2011 through February 6, 2011, for repairs.

Please utilize the other tennis courts at the recreation centers located on:

Thunderhill and Ray Road

or

Ranch Circle North near 40th Street

We appreciate your patience and understanding during this time.

The Arizona Republic (AZR) newspaper ran an article on Aug. 29, 2010, about HOA's. Readers were told to ask their HOA the following questions regarding “How stable is your HOA”? With that in mind, we wanted to share with you the financial health of MPRHOA.

 

AZR: Experts offered a number of suggestions for determining the financial health of a homeowners association. HOAs must provide financial documents to current homeowners and prospective homebuyers.

MPRHOA: The financials are always posted on the MPRHOA website as soon as they are approved by the budget and finance committee and board of directors. You can reference the site by going to www.mtparkranch.org , or we can provide you with a copy.

AZR: Request the association's most recent annual financial statement. Check whether there was a cash surplus or shortfall at the end of the year, whether the HOA stuck to its original budget, and what percentage of assessments was delinquent.

MPRHOA: There was a nominal surplus of funds from operations at year-end 2009, and we are expecting the same for 2010. Please note also, there will be no increase in the assessment for next year (2011); the 2011 budget has been approved with the assessment remaining at $150 semi-annually or $300 for the year. In addition, financial statements are audited annually.

AZR: Did the HOA stick to its original budget?

MPRHOA: Yes, and the budget was never amended.

AZR: What percentage of assessments were delinquent?

MPRHOA: Unlike other HOA's in the news article with delinquencies over 20%, MPRHOA is less than 1.5% at the 12/31/09 year-end (audit) and the percentage remains about the same at 6/30/10.

AZR: Make sure the HOA has completed a reserve study, which assesses how much cash must be held in reserve to cover the community's long-term repair and replacement needs for critical infrastructure?

MPRHOA: Allocation to the MPRHOA Reserve Fund is included in the annual budgeting process. The 2009 Annual Audit is on our web site under Annual Audit – go to page 8 and the caption “Note 8. Future Major Repairs…” You will see we are over 100% funded in the Reserve Fund (which means we have and will continue to meet and exceed the requirements the reserve engineers recommend). You can feel confident that MPRHOA can well meet needs that arise without having to consider something like a special assessment. The last Reserve Study was in 2006 and an update is currently being completed.

AZR: Ask for the minutes from recent board meetings and review them to look for signs of a problem. HOAs do not have to provide minutes to prospective homebuyers but often will do so. Check for discussions about an upcoming special assessment or any other serious financial issues.

MPRHOA: Monthly Board minutes are published on our web site as soon as they are approved. The financial matters discussed are routine ones and there are no indications of special assessments or any adverse financial matters. MPRHOA is financially very sound.

The recreation center (pool area only) at Mountain Parkway & Ranch Circle South will be closed for additional pool repairs.  Maintenance Supervisor Joe Brooks found a water leak in one of the main pool lines and is working diligently with our pool contractors to repair the leak.  We apologize for this inconvenience and will have the pool back up in running order as soon as possible.   We will keep you updated on our efforts.  The other two pools at Ranch Circle North and Thunderhill near Ray Road are open for your convenience.
