Please note we have updated our Tenant Form in an effort for you to have the ability to fill it out “on line' and submit it electronically back to us. We understand some computers and software may interfere with the transmission of this document. If you are having trouble filling out the hi-lighted areas of the document, or if the document does not want to forward after you hit the “submit button”, then please print it, scan it to us, mail it, or drop it by the office. We are looking into easier ways for members to submit information such as this form, and appreciate your understanding during these upgrades.

The MPR Board of Directors
under the rule making authority granted by the CC&R’s has adopted
the information stated herein. The Rules and Regulations of the Association
are not limited to those appearing here and are subject to change, and
all Members are subject to those changes, regardless of the date of signing
this agreement.
General:
1. The legal owner/agent/manager is responsible for the completion of
applicable forms and provisions of the required information. It is the
responsibility of the legal owner/agent/manager to insure that all required
fees and assessments are paid when due.
2. All tenants-occupants
must be registered with MPR-HOA within ten (10) days of moving onto the
property. Failure to do so is a violation of the Rules and Regulations,
and therefore is subject to appropriate enforcement including penalties
and fines.
3. Privileges cannot
be shared between the absentee owner and the non-owner occupants. Absentee
legal owner must either assign or retain their facilities use privileges.
4. All Rules and Regulations,
By-Laws and CC&R’s must be followed and abided by at all times.
Legal owners/ agents/managers are responsible for any fines and/or penalties
levied against tenants-occupants, including guests, for violations of
any Rules and Regulations, By-Laws, and CC&R’s.
5. Property Lease
must be in writing, name all occupants, state the terms and the means
by which the owner/representative can be contacted.
Lost Keys:
1. Replacement Keys for all properties will be at a cost of $ 25.00 each.
2. Lost electronic
key cards will be replaced at a cost of $ 30.00 each.
3. The third key or
card issued to a property is double the amount listed above.
Association Assessments:
1. Single Family Resident Property Assessments are due, in full, January
1, and July 1 of each year. It is the responsibility of the owner to pay
on time regardless of the receipt of a bill or statement.
Association Rules
and Regulations:
1. The Association
has the authority to change current Fees or Rules and Regulations. Members
are notified of any changes through publication in a newsletter, billing
statements, Association Web Page or the Ahwatukee Foothills News.
